Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
On sheet A-0. I — Cover Sheet:
1. General Notes
a. Clarify on the plans the language regarding the threshold for the required accessible
restrooms. The section referenced on the plans in the currently adopted version of
the code regards access to public toilet facilities.
b. Update on the plans the following code references to reflect those currently adopted
by the Washington State Building Code Council under Chapter 51-50 (International
Building Code) and Chapter 5 1 -11 C (Washington State Energy Code):
• In the note regarding horizontal fireblocking.
• In the note regarding enclosed attic spaces.
• In the note regarding rooms with occupant loads of 50 or more.
• In the note regarding air leakage.
2. Project Data — Clarify on the plans the noted square footage of the project area. It does not
appear to reflect that determined using the representations and dimensions indicated on sheet
'A-2. F — Floor Plan. Accurate square footage is required to detennine the occupant load
and required mechanical ventilation for the proposed use of the space.

3. Details I/A-2.1, 2/A-2. 1, & 3/A-2.1 - Clarify on the plans the noted square footage of the

4. Detail 2/A-2.1 — Floor Plan — The following are required per the City of Edmonds 'Tenant
Improvement Permit Submittal Requirements' to guide proper review of the submitted
construction documents:
a. Label on the plans the proposed use of the area(s)
b. Indicate on the plans the proposed locations of all fixed equipment, counters,
shelving, storage racks, etc. Shelving/racks that exceed 6 feet in height must be
seismically anchored.
c. Indicate on the plans the proposed type of seating (tables and chairs, etc.) and
indicate whether 'fixed' or not.
d. Indicate on the plans the required minimum mechanical outdoor air ventilation rates
per IMC Table 403.3 for the area to be used for physical therapy.
5. Detail 3/A-2.1 — Reflected Ceiling Plan — Indicate on the plans the required 1 -hour fire
resistance rated acoustical tile and suspension ceiling system to maintain that required at the
time of the original construction under permit BLD1984-0532 and to guide patching and
other repair work.
