The following response is made to the comments presented in the May 3t, 2016 plan review correction letter. The following outline provides each of your comments in italics exactly as written, along with a narrative response describing how each comment was addressed: 1. Please complete site plan (sheet A-1) to include all required information. Remove spot elevationsfor clarit)), the contours are sufficient. See example. Response: See revised architect plan. 2. On existing condition plans, there is no existing residence. Please revise language to reflect conditions. Response: The existing structure is shown. 3. Existing conditions plan has a couple of darker markings, please cleanup or lahel as appropriate. Response: Corrected. 4. There is no information regarding the water or the sewer services on ally plan. Please show connectionsfrom, main services to the house. Show the water meter and note size, Addpipe size, mulerial and length. Response: Water and sewer services information are added to the plan. 5. Please add the tvpe of easement (storm, utility, etc.) to the easement notations around the property. Response: Added. Access easement along driveway to the site. Sewer easements along south, west and north sides of the property lines. 6. Remove "Preliminary "from the civils. Response: Removed. 7 Gas service is provided by Puget Sound Energy and Power is provided by Sno PUD. Please label deck as pervious or impervious. Gravel underneath deck is considered impervious. Response: Labeled as impervious. 9. There appears to be no connectionfrom the driveway to thefrontporch, please advise. Response: There is an existing concrete walkway from the driveway to the front porch. The concrete driveway and walkway will remain. 10. Add access easement width and length and label. Is it an access and utility easement? Response: The access easement's and sewer easements' widths and lengths are labeled on sheet COL 11. Access easement must be a hard driveable surface such as concrete, asphalt orpavers with ont), asphalt between the access roadpropertY line and the paved road (the right of way). Please label material to be used and indication and note that it is to be replaced due to condition. Response: Asphalt driveway will be used across the existing driveway for the east adjacent property and concrete paver mat (Drivable grass or equal) with grass infill will be used for rest 63 feet long 10' wide driveway leading to the site to reduce the amount of impervious area. This will keep the total new plus replaced regulated impervious area to less than 5,000 square feet. 12. It is unclear what the roof drains are connecting to in front of the garage. Please revise to provide clarity. Response: All roof drains will be re-routed to the proposed detention tank. 13. Please clearly show roofline. Response: Proposed roof line are shown on plans. 14. Iffooting drains are required, show where they will drain. If is allowablefor them to connect to the storm drain line after the detention system (though not the force line) or to divert them to drywell. Response: Footing drains will drain to the existing dry well. 15. Provide COE standard detailfor a control structure with pertinentproject inverts etc. Response: A flow control detail per COE standard is added. 16. There are no impervious surface calculations included on the plan so unable to confirm sizing of the detention system. Please include all impervious surface on the lot. Response: Impervious area calculations are added on sheet CO2. 17 All impervious surface for this project is considered new and must be mitigated. Show all of the impervious surfaces to be constructed and label all of it. Show how runoff will be collectedfrom each surface. All impervious areas are considered as new or regulated replaced and are mitigated. They are collected by roof drain tight lines and existing trench drain. All impervious areas will be routed to the proposed detention tank. 18. Please provide a stormwater pump report as described in detail in the City of Edmonds Handout E62 Regulationsfor Private Residential Sewage Pumps in Edmonds (Single Family Residential Only). The handout is for sewage but the requirements for pump submittal is the same. Please review handout careful�v to ensure that all required information is provided in the resubmittal. Response: The plans have been revised to use sewer grinder pump per E62 requirements. 19. Please complete the project classification worksheet and submit (E72 handout). Response: See attached completed E72 form. 20. Review the section pertaining to the classification ofyourproject in the Stormwater Supplement andprovide any and all information, notes, etc. required A copy can befound on our website under Engineering Handouts. Response: See attached completed E72 form. 21. Please remove trench detail A for right of way and replace with COE Standard Details E4. 1, E4.2 and E2.3 Response: Removed and replaced with COE Standard Details. 22. Please revise trench detail B to show afinal surface of concrete or asphalt. Gravel is not a permitted surfacefor the driveway easement. Response: Revised to show asphalt. 23. General Notes: a.
