Scope: Add wall to create hallway/public toilet facility for new tenant in a prior `B'
occupancy restaurant - B occupancy group (per IBC 303.1.2) - unknown number of
occupants - V-B construction - NFPA-13 sprinkler system not required- mechanical
and plumbing not included
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until time revised plans/documents including a
written response in iterni ed letter format indicating where The clouded' or otherwise
hi bli ahted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General Note:
1. Provide on the plans as part of a complete permit application submittal per the City of
Edmonds Tenant Improvement Permit Submittal Requirements' the following information:
Specify the tyje of building construction per International Building Code (IBC) 602. C-a �
Specify the o ancgroup of the proposed space and that of the adjacent
spaces/tenantsper IBA
Note if the building/tenant space is provided with an automatic fire sprinkler system
and or lire lar�na systemxa ��t
Note the�t''al square footage of the tenant space, ie smaller areas within the
space, and the nurmtber of ernployees ',�Cn° 'PG 2-
Label the use of all areas, rooms, and spaces
Provide occupant load calculations using IBC Table 1004.1.2 as applicable for each
of the function areas within the tenant space
Provide a detail specifying the proposed wall construction, including the materials to
be used, the minimum attachment at the bottom and the top of the wall(s), and
bracing (if required)
Indicate the type of proposed seating (fixed or moveable tables and chairs) and
which will meet the accessibility requirements of IBC 1108.2.9.1 and ICC A117.1-
2009 section 902.1.
+vide a copy of the Snohomish County Health District review/approval letter.
On sheet 1 — Floor Plans:
Indicate on the plans the proposed work to be done to meet the accessible route requirements
of IBC 3411.7. The cost of providing the accessible route is not required to exceed 20% of
the total project cost. Relocating the lavatory to an area outside of the required water closet
clearance width per ICC Al17.1-2009 section 604.3.1 and adding grab bars per ICC
A117.1-2009 section 609 could be done to meet the requirement. "

4. Indicate on the plans the minimum required beam to support the loads over the proposed
door in the south exterior wall to guide proper review, construction, and inspection. Provide
a roof framing plan or beam calculations used to justify the specified beam.
