Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the `clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
Sheet A-5
1. Per IRC 1507.4 a local exhaust fan is required for the proposed stack washer and dryer located
in the closet of the adjoining bathroom of bedroom 2. Please add to the plans.
Sheet A-7:
2. The proposed Laundry/ Whole fan indicated on the fan schedule is rated at 3.0 sones.
Per IRC M1507.3.4.2. Whole house fans located 4' or less from the fan grille must have
sone rating of 1.0 sone or less. Please advise and change on the plans.
Sheet S-1:
3. The proposed 36"x36" pier footing supporting column 2 appears to be undersized for the
anticipated loads. Please advise and change on the plans.
4. The proposed 36"x36" pier footing supporting column 4 appears to be undersized for the
anticipated loads. Please advise and change on the plans.
5. The proposed 36"x36" pier footing supporting column 6 appears to be undersized for the
anticipated loads. Please advise and change on the plans.
6. Detail call out 14/S-5 does not seem to apply. Page S-5 does not have a detail 14. Please
change on the plans to reflect proper detail and page number.
7. The RSW for the southern garage bay shows only a single T-3 hold-down. Page S-5 indicates
2 per RSW. Please add to the plans.
Sheet S-4:
8. BM-01 appears to be overstressed for the anticipated loads. Please advise and change on the
plans.
General:
9. Level one of these plans have been reviewed with a "Future ADU". All areas indicated as
such will remain "unfinished" unless required by applicable codes. If the applicant wishes to
complete the ADU at the time of construction. Please apply for the ADU and submit plans
indicating the proposed work.
