GENERAL 4. 11/4/16 - Notes and chain link fence were shown on the plans; however, per construction of Phase I, it would appear that there will be a need to utilize the ROW on 2"d Ave. a. Please provide a construction schedule and note the approx. time that the ROW will need to be used on 2nd Ave. Construction schedule to be provided by developer. 2"d Ave parking lane and sidewalk to be closed approximately 12 months (noted on C2.1 and CS.3 plan). Main Street sidewalk will be closed approximately 4 months. b. Please show the limits of disruption on 2nd so that disruption fees can be calculated. Added to C2.1 c. Please revise the notes accordingly on the plans. Notes revised on plans. 5. 11/4/16 —Comment was addressed; however, was gas actually located on the west side of 2"d Ave. I believe that was discovered during construction of Phase 1. Please verify and revise the plans as needed. Architectural/landscape plans updated accordingly. L1.0.1— LANDSCAPE PLAN 5. 11/4/16 —Comment was addressed; however, the following needs to be corrected. a. The location shown for the utilities do not match the Civils. Revise the plans accordingly. b. Is the existing water meter to be abandoned? If it isn't there is conflict with the proposed tree location. Revise the plans accordingly. Utility lines have been shifted to the north to match the civil drawings. A note has been added to see C4.1 for more information. Please revise the note 'Hanging basket pole — choice of pole style TBD' to reference the attached detail. A detail has been attached for the hanging basket; however, please remove the City of Edmonds border from this detail. Hanging basket pole note has been revised to reference city provided detail. City of Edmonds border has been removed from the detail. This detail has been added to sheet L3.01. It appears as though landscaping is placed such that it will block the fire department connections. Please revise accordingly. Landscaping has been removed from fire department connection area. A note has been added to see C4.1. SHORING PLANS 3. A bond will be required for the shoring as required during Phase L. A bond will be provided by the developer Additional Comment —11 4 1 6. What do the dash lines represent along Main St. (SH2.0)? If they are ground anchors, why do they differ in location than the anchors along the alley? a. The soil anchors along the alley are shown in between the soldier piles; however the anchors on Main St. are in alignment with the soldier pile. The anchors on Main Street are attached directly to the soldier piles but those in the alley are attached to walers per the elevation on SH3.1. Has to do with limited ROW in the alley b. If they are anchors, how far will the anchor go into Main St? Horizontal projection of the anchors is 28.2 feet. SHEET C2.1— DEMOLITION & TESC PLAN 3. 11/4/16 — Comment was not addressed. 7/28/16 Comment: Disruption fees will be charged for closure of the sidewalk, alley, and/or parking areas beyond 72 hours. Please indicate proposed areas of closure and the estimated duration of closure. Added to notes, and on C2.1 and C5.3 plans. SHEET C3.1— GRADING & DRAINAGE 2. 11/4/16 — See the picture below. It does not appear that the storm system was installed per plans. Please advise accordingly. Please clean up the survey information at the intersection of 2"d and Main St. It is hard to read. Fixed. The note from a Phase 1 catch basin was moved away. Plan Notes 5. Note#1— Where will the footing drains pump to? Footing drain should not discharge to the stormwater management system unless the system is designed for it. Footing drains to be pumped to detention system outfall. 6. Note #4 — Please revise the note. Dry utilities are required to maintain 5' separation from laterals as well, Revised. SHEET C4.1— WATER AND SEWER PLAN .www. 2. 11/4/16 — Comment was added under Plan Note 3; however, is plumbing supposed to be plumber? Is there supposed to be a period between the words 'review' and 'issuance'? Grammar corrected/clarified. Additional Comments- LIJ411C 3. Will the existing water meter be removed? If not there is conflict with the proposed tree location. Please revise accordingly. Yes, it is being removed and is now called out as such on C2.1 plan. No longer will show on proposed plans. 4. Please show the gas service to the south of the sewer lateral Gas was moved near detention system instead. Per owner this is the best location for the meter. 5. 11/4/16 —Attached are the City Standard Details that have been revised. Please replace any details on the plans with the ones that have been attached Replaced. SHEET C4.2 — WATER AND SEWER DETAILS 1. As changes are made to the other plan sheets, please remove any details that are not needed. All details are still expected to be needed, although details referenced as "similar" are accompanied by notes, indicating why each detail is applicable (for example, showing the DCDA but noting that it is not in a vault). 2. 11/4/16 —Attached are City Standard Details that have been revised. Please replace any details on the plans with the ones that have been attached. Please provide a traffic control plan specific to the area of construction. Please note that the traffic control plan attached was not legible. Additional C5.3 sheet added to address Phase 2 specific traffic control. Traffic Control drawings are scans of the approved Phase 1 drawings at the City. We will send electronically in addition to the regular submittal. 2. 11/4/16 — Comment was addressed; however the alley shall be paved the entire width. Please revise the plans to show the full width instead of a portion of the asphalt remaining. (The area where it was noted that the asphalt was in good condition ... is the area that should be a full width replacement). Replaced. Additional Comments— 11 4 1. 6. Show all striping (i.e. crosswalks, parking, etc.). Striping added to plan. 7. The curb ramp does not appear to be feasible as shown. Please provide a blown up detail of the curb ramp at 2nd and Main St. showing all ADA requirements are being met Blow up detail provided (2/C3.2) 8. As utility changes are being made and other plan sheets, please revise this plan sheet accordingly. Will comply.
