Dear Ms. Lambert,
Itemized below is our response to the review comments in the December 16, 2016 letter for the above
referenced project. Our response appears in bold.
GENERAL
1. 12/16/16 —Bond Quantity Worksheet
a. Missing information for:
i. Temp chain link fence (NGPE temp fence is not the same as a chain link fence if that
was what was intended).
An estimate for a temp chain link fence has been added.
ii. 4000 gallon tank for sediment trap (the sediment trap, 5' high berm is not the same as
the 4000 gallon tank shown on the plans).
An estimate for a portable sediment trap has been added.
iii. Grind and overlay for the alley.
Added.
iv. Grind and overlay for the entire length of 2"1 (south of Main St does not appear to be
included).
Added.
b. There was an additional sheet provided; however, it is unclear what the intention of this sheet
is. Some of the items are addressed in the bond quantity worksheet and the additional
submittal.
Sheet has been removed.

c. Need a cost estimate for shoring.

SHORING PLANS
3. 12/16/16 —The city is OK with using the bond posted in phase I; however, cost estimate for the
shoring is required.
To be provided by developer.
4. 12/16/16 — Comment was not addressed. An encroachment permit was provided for the canopy
not the shoring. A separate encroachment permit is required for the shoring.

Additional Commenx .- "1.1 4 1.6
6. 12/16/16 — Comment was addressed. However, it appears that the water main on Main St is south
of the location of the anchor for the shoring. Please verify that this is the case. If the anchor for the
shoring is near the water main, please revise the necessary shoring sheets to show the water main.
If the anchor and water main are not near each other, you may show this separation on the Civils
and do not need to revise the shoring sheets.
The water main is approximately 11' south of the centerline. The shoring anchors will remain on
the north half of the right of way. The water main is now depicted on all plan sheets. The anchor
location is added to C2.1.
SHEETC3.1—GRADING & DRAINAGE
2. 12/16/16 — Comment was addressed; however, the picture was revised but the description of the
detention system is not accurate. Please revise the note and also state what needs to be completed
to the detention system (changing to the notch weir) to make the system in compliance with the
additional impervious area being added during phase II.
Description revised. Notes added to the flow control structure callout.
Additional Comments
7. Please move the ramp grades detail and reference note to the frontage improvement sheet (C5.1
or C5.2).
Per comment 7 on C5.1, we have left the detail here, but referenced it on the C5.1 plan
(primarily due to space on the respective sheets).
8. Please revise the ramp detail to show separation between the landing and the ramp.
Line added to separate the two areas.

SHEET C4.1— WATER AND SEWER PLAN
Additional Comments —11 4 16
4. 12/16/16 — Comment was not addressed as requested. Where the gas is proposed does not
provide the required 3' horizontal separation between water/storm and gas. This becomes a
maintenance issue in the future. Please propose another location that meets the minimum
separation requirements.
The developer coordinated this comment with Jeanie McConnell. We have provided 5' horizontal
separation from water. The vicinity of the gas to the detention pipe will need to be approved by
the gas company. If not allowed, it will be routed around the north side of the detention system.
5. 12/16/16 — Please remove detail E7.8.1.
Removed.
6. 12/16/16 — Since the anchor for the shoring will be extended into Main St. Please show the
watermain on Main St to show that there are no conflicts between the anchors and the
watermain.
Water main shown on all plan sheets, anchor location shown on C2.1.
SHEET C4.2 — WATER AND SEWER DETAILS
1. As changes are made to the other plan sheets, please remove any details that are not
needed.
Will comply.
SHEET C5.1— SITE AND STREET IMPROVEMENTS
Additional Comments
6. 12/16/16 — Comment was addressed; however, the parking striping should stop prior to the
driveway approach and the alley. Show yellow striping on the curb between the driveway/alley and
the parking striping.
Parking striping revised as noted.
7. 12/16/16 — Show the ramp detail from C3.1 on this sheet or sheet C5.2 and add a reference note to
the detail on this sheet. Please revise the ramp detail to show separation between the landing and
the ramp.
Detail referenced.
8. As utility changes are being made and other plan sheets, please revise this plan sheet
accordingly.

9. 12/16/16 - Revise the tree grate note from 4'x4' to 3'x3'.
Note revised.
10. 12/16/16 — Call out two 3 hour parking signs on 2"d and Main St placed at each end of the
parking area not and not blocked by trees.
Signs added.
11. 12/16/16 — Show the overlay south of Main St that is being deferred from Phase I.
Overlay added (also shown on traffic control plan).
