Scope: Construct I- two family dwelling — R-3/U occupancy group — V-B
construction— mechanical and plumbing included
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatin2 where the 'clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet A2:
1. The center pier located in the row of isolated piers closest to the exterior wall on both
units A and B is specified to be 24"x24" per engineering. Indicate this change on the
plans to guide construction and field review.
2. The center post supporting the floor framing and point loads above located in the row of
piers closest to the exterior wall on both units A and B is specified to be a 6"x6" post per
engineering. Indicate this change on the plans to guide proper construction and field
review.
Sheet A3:
3. Per IRC 308 Sliding glass doors are to be "Safety Glazed". Indicate on the plans to aid
proper construction and field review for both units A and B.
4. Per IRC 1307.3.1 the furnace and water heater shown on the plans will need to be
provided with "impact protection" for both units A and B. Indicate on the plans to guide
proper construction and field review.
5. The powder room and kitchen fans for both A and B units are required to comply with
IRC M1507.4 for exhaust rates. Indicate the fan rates on the plans to guide proper
construction and field review.
Sheet A-4:
6. Clarify on the plans which size of header(s) are to be used along the rear of the building
for A and B units.
7. The 5 1/8" x 12" GLB specified on the plans for the upper floor framing is different than
what appears to be specified in the engineering for both A and B units. Clarify on the
plans to guide proper construction and field review.
Sheet A-5:
8. The 4/0 x 3/0 OX window shown in the master bathroom must be "safety glazed" per
IRC 308 on both A and B units. Indicate on the plans to guide proper construction and
field review.
9. The bathroom and laundry fans for both A and B units are required to comply with IRC
M1507.4 for exhaust rates. Indicate the fan ratings on the plans to guide proper
construction and field review.
General:
10. Per energy code worksheet submittals, option 3B was selected. 3B requires a ground
source heat pump with a minimum of 9.0 HSPF. Indicate on the site plans the size and
locations of where these units will be placed for both A and B units. This will guide
thorough and proper review.
11. Per energy code worksheet submittals, option 5C was selected. Identify on the plans
what type of appliance and locations for both A and B units will be used.
12. Per IRC M1507. Whole house ventilation is required; identify on the plans what method
is to be used. This will guide thorough and proper review.
