Project: Storage Area Replacement
Project Address: 418 Main Street
During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
`clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
1. It is apparent that both rear doors from the Diner are required for egress. Therefore:
a. Per IBC 1010.1.6, a landing is required at both sides of each exit door measuring no
less than 44" in the direction of travel. Please provide landings as required.
b. Per IBC 1010.1.2.1, the exit doors must swing in the direction of travel. Please
revise.
c. Illuminated exit signs will be required at both rear doors providing egress from the
Diner per IBC 1013. Please note this on the plans.
d. Striping and labeling will be required across the path through the storage area
ensuring that nothing be stored across a 44" minimum width per IBC 1016.2. Please
show this on the plans.
2. Handrails must be provided per IBC 1014. Please show handrails on the plans with top and
bottom extensions on both sides of each stairway per IBC 1014.6.
3. Per IBC 1809.5, all footings must extend 18" minimum below grade for protection from
frost heave, unless otherwise protected. Please revise the drawings or justify the current
configuration.
4. Per IBC 2304.12.1.1, any wood framing elements closer than 18" to grade and wood beams
closer than 12" to grade must be pressure treated. The drawings currents show the storage
room joists at 16" above grade. Either revise the height requirement or provide pressure
treated framing. Also note, all fasteners in contact with pressure treated wood must be
approved for such a use (hot -dipped zinc galvanized, stainless, etc.).
