As you requested, this cover letter addresses your comments to Lahurreau 2 Lot Short Plat.
Based on your comment letter dated October 18, 2016, we are addressing your comments in
order.

1. Lots revised for minimum net area of 8,000 sf.
2. Setbacks revised as noted.
3. Lot coverage revised to net area.
4. The utility easement across the south side of the property has been updated with AFN
7611230189 which is labeled as both an access and utility easement. AFN 8603030287
is the 10' deeding of R/W to the City of Edmonds along the west side of the original
parcel and is not an easement.
5. Existing trees assumed to be removed for site improvements have been noted with an "X"
through them and is now noted in the legend.
6. Existing shed noted to be removed or relocated 5' from property line.
Engineering Comments
7. Widening 78°' Ave to a road width of 22' will require relocation of two power poles
along with an existing fire hydrant and all sorts of over cost prohibitive improvements.
Refer to proportionality analysis letter for potential cost impacts to site development and
how it results in a dis-proportionate cost to the overall scope of the project.
8. A new sidewalk has been shown along the south side of 236th Street SW with face of
curb located 12' from monumented centerline of road providing a minimum 11-foot
travel lane. No frontage improvements proposed along 78th Ave at this time.
9. Assuming the city can approve the request to eliminate the need for frontage
improvements along 78th Ave, the site can be feasibly designed to result in no more than
5,000 sf. of new/replace impervious surfaces including new sidewalk along 236th St. At
this time, no preliminary drainage report is necessary.
10. Access easement updated as noted as the utility easement noted also includes access
rights for the adjacent property to the southeast of the site.
11. Fence within public R/W noted to be removed.

12. Impervious areas updated accordingly. Impervious area table updated with the existing
asphalt driveway as the replacement impervious.
13. New dry utilities are expected to be pulled from the existing power pole near the
northwest corner of the site and are shown as such. Existing dry utilities appear to
connect to the southwest corner of the existing house from the existing power pole near
the southwest corner of the site and are shown as such.
14. Limits of new driveway in relation to existing driveway to remain have been updated for
clarity.
