Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim where the 'clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet 3:
A whole house ventilation system is not indicated on the plans. A whole house
ventilation system is required when an addition of 500 or more square feet is added per
2015 IRC state amendment 102.7. 1.
Please indicate on the plans the location and size of fan in compliance with 2015 IRC
state amendment M1507.3.
Sheet 4:
2. The bedroom add/ floor detail shown, specifies 1/2"' through bolts located at 32" O.C.
These bolts appear to be over stressed for gravity loads as specified by the NDS. Please
clarify the intended installation and change on the plans.
Sheet 6:
3. Detail A and B indicate 1/2" plywood with edge nailing of 6"OC and field nailing at 12"
OC with 8D nails. The engineering packet as well as S pages provided specifies 14
gauge staples with specific patterns. Please clarify or change the plans to reflect
engineering provided.
4. The energy credit table indicated on the plans is different than what was received with
the application. Please clarify which options will be used to achieve the required 1.5
credits. Please be aware that using option 1 d in combination with option 1 a is not
allowed per footnote "a" of table 406.2 of the WSEC.
Sheet 8:
5. The single 2x12 ridge beam for the gazebo appears to be over spanned. Please identify
on the plans how this will be remedied.
6. It appears the lateral design for the gazebo was not included with this submittal. Please
provide lateral calculations stamped by a licensed Washington State Engineer.
General:
7. During the review of your application, it appears that the paperwork required to be filed
with the Puget Sound Clean Air Agency was not included. Please file an asbestos survey
with PSCAA and provide documentation prior to permit issuance.
