Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatin where the 'clouded' or otherwise
hil!hlil!hted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet A2:
1. The whole house ventilation table shown does not specify which option will be used, the
plans must specify which method of ventilation and desired means of providing fresh air
to the home. Please specify on the plans.
Sheet A5:
2. The hot water tank indicated on the plans refers to a model with a rating of .82. By
selecting energy credit 5c, a minimum of .91 rating will be required. Please change on
the plans.
3. The home heating source shown does not indicate the efficiency rating. Please show on
the plans per energy credit 3a.
Sheet A6:
4. The double stud noted within the wall between the master bedroom and bonus room
appears to be undersized for the anticipated loads. A minimum of a triple stud is
required. Please change on the plans.
5. A local exhaust fan has been provided for the master bath toilet room, a local exhaust fan
is also required for the master bath itself. Add a local exhaust fan in compliance with
2015IRC M1507.4.
