During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the 'clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General plan review note: 1. Provide as part of a complete building permit application submittal stamped and sealed construction drawings per Revised Code of Washington (RCW) 18.08.410. The proposed project affects the life safety system of the structure due to the change in the number of occupants. On sheet A1.01 — Existing/Proposed Site Plan: 2. Site Plan - Clarify on the plans the represented width of the accessible parking space. It does not appear to meet the requirement for a van parking space per International Existing Building Code (EEBC) 410.6/International Building Code (IBC) 1106.5/ICC Al 17.1-2009 502.2. On sheet A2.02 — Proposed Floor Plan & Interior Elevations: 3. Floor Plan a. Clarify on the plans the callout to 'key note' '3' along a wall in space '104' — Office — along walls in space '105' — Storage — and along walls for space '106' — ADA Toilet. The provided information does not appear to be relevant to the referenced locations. b. Clarify on the plans the callout to section '2/3.01' along the 'north -south' wall on the east side of space '103' — Sales & Display. A corresponding section could not be found on sheet '(A)3.01'. c. Indicate on the plans any furnishings, shelving, or racks that may be installed in space '105' — Storage - to guide proper review, construction, and inspection. Any shelving/racks that exceed 6 feet in height must be seismically anchored per American Society of Civil Engineers (ASCE) chapter 15. d. Indicate on the plans the means to be used to provide the required heated water for the lavatory in space '106' — ADA Toilet — per Uniform Plumbing Code (UPC) 602.1 /407.3. Heated water supply piping for the lavatory must comply with WSEC C404.3. 4. Provide as part of a complete permit application submittal 2015 Washington State Energy Code (WSEQ 'Compliance Forms for Commercial Buildings including R2, R3, R4 over 3 stories and all Rl' as required for the selections noted on the 'Interior and Exterior Lighting Alterations' section of the WSEC Lighting Summary — LTG - SUM — supporting the compliance of the represented installation. The completed forms must include 'LTG -SUM', 'LTG-INT-SPACE'or'LTG-INT-BLD'as applicable, 'LTG-INT-DISPLAY', and 'LTG-CHK', at a minimum. The incomplete information provided was submitted on a form from the 2012 WSEC. b.
