New SFR at 19205 Olympic View Drive Edmonds WA 98020
Kristin Johns, Permit Coordinator
1. Please note Travis Stanton is no longer involved in this project. I am the new designated representative
for the homeowners Dan and Shelly Crabtree.
2. The proposed single Family residence has been completely re -designed to comply with. the Engineering
dept" s concerns. The residence is now a two story home above a basement with garages at a new
elevation, location on the property, and revised square footage..
Attached are: Revised architectural plans, revised structural calculations for vertical, lateral and
foundation by the structural engineer, revised civil drawings for site work and stormwater retention by the
civil engineer, and a revised soils report by the geo-technical engineer. Also included is a request for
driveway slope waiver.
Comment letter dated August 16, 2016
Response to Items as numbered: for Mike Clugston, associate planner and Jennifer Lambert, engineering
1. Soils report has been revised to address the erosion and landslide issues and references the requested
ECDC listed in the correction letter.
2. Topography identified in the civil drawings and the architectural site plan are using the grading plan
documented before the 2009 grading activity.
3. Lot coverage: The outline of the proposed house has changed and has been relocated. We believe the
correct totals are now included on architectural plan Page 1 "Lot coverage". Each element is identified.
4. Height calculations: The outline of the proposed house has changed and has been relocated and a new
smallest rectangle around the house, referenced to the original topography (pre 2009), and reference datum
from the original topography is noted. The new average grade is calculated on architectural page 1 with
highest ridge and maximum height elevation noted on the site plan. This is also diagrammed in the
elevations within the architectural plan set.
5. The driveway and turnaround are completely revised and no retaining walls are planned in the right of
way or any wall higher than 3 feet in the front setback.
Attn: Jennifer Lambert
We have made significant improvements, completely re -designed the house and its location and
elevation. Please find attached an explanation and request for a driveway slope waiver.
