During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatin where the 'clouded' or otherwise hil!hlil!hted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Sheet A- I L The proposed deck indicates 2x8 PT joists but does not identify what size beam will be used to support the joists. Per table 301.5 of the 2015 IRC, which states a minimum of 60PSF live load will be required when calculating applicable loads. Please add the appropriate beam the plans and include pier footing details too. 2. Page 2/18 of the submitted engineering, shows a SI-6 shear wall at the most eastern comer of the main floor Master bedroom. The engineering shows a LSTHD8RJ at each end of the wall. The holdowns are not referenced on the plans. Please add to the plans. 3. Page 2/18 of the submitted engineering references a S 1-4 Shear wall at the SE comer of the Master bedroom. The plans show a S 1-6 with a single LSTHD8RJ. Please clarify or change the plans to match the provided engineering. 4. The existing footing does appear to adequate for the anticipated loads of the intermediate bearing point of BM2. An enlarged footing, of 24"x 24" may be required, assuming soil bearing of 200OPSF. Please indicate the appropriate enlarged footing. Sheet A-2: 5. Local exhaust fans within bathrooms, laundry rooms and kitchens are required per IRC M 1507.4. The Master bath and toilet room do not show fans. Please add to the plans. 6. Per 2015 IRC 308.4, the 5'x4' window adjacent to the eastern deck doors must be safety glazed.
