Staff from the Building, Planning, Engineering and
Fire Departments attend the meeting, provide written
comments and answer questions regarding the
proposed project. This meeting is encouraged for
major projects prior to a formal application submittal
to the City. The goal is to identify MAJOR issues and
discuss processing procedures applicable to the
project.
Submit 1 set of plans with required information per
page 2.
NOTE: PRE-APP Meetings are scheduled for the next
available date with a minimum of two weeks lead
time & DRC Meetings a minimum of one week.

Complementary, informal meeting
This is an informal opportunity to meet with staff
and discuss your preliminary ideas and concepts
for a project. The intent is to help identify the
major code requirements that will need to be
addressed and any significant site development
issues that may relate to the project. The intent is
for this to occur prior to considerable investment
in plans and/or design work. You may wish to
have your design professional(s) accompany you.

5) Floor plans if applicable

RE: Proposed Short Plat at 921 Pine Street
1. What are the City of Edmonds mitigation or impact fees that may be
charged to this project?
2. What is the depth of the existing side sewer that serves the house on the
property?
3. Can the homes on the three proposed lots be served by the existing side
sewer or is a new sewer main tap required?
4. Is the proposed short plat lot layout consistent with the City of Edmonds
dimensional standards?
5. What are the public right-of-way improvements that may be required as a
part of the proposed short plat?
6. Does the "Critical Area" designation on the property refer only to the cut
bank and the 6-foot slope easement easement behind the sidewalks on 9`
Avenue and Pine Street?
7. May any trees on the site be removed to accommodate the preferred
location of the houses within the setback delineations on the Site Plan?
8. What is the preferred method of on -site storm drainage retention for each
building lot?
