Planning Division Comments
1. Parking.
c) Parking has been redesigned see sheet Al. 1. See sheet Al. I B for parking using
all full size parking spaces.
6. Lot coverage has been revised see sheet Al.l. Lot coverage is at 26%.
8. Project data and drawings have been cleaned up and should be more consistent.
11. Garbage enclosure height has been reduced to 6 feet high. See sheet A1.3.
Engineering Division Comments
1 . 244TH has been added to Cl. Currently there are no improvements required at this
intersection since it is an access easement and is fully developed entry drive to this
site and adjacent sites.
2. Two way entry drive has been changed to be 24 feet wide.
5. Parking has been redesigned and a turn -around space has been provided for
vehicles at the west end of parking lot and garages.
6. See sheet Al .1 B for full size parking alternate configuration.
7. A dog leg turn around has been provided for fire trucks and garbage trucks. See
A1.1 A for truck turning diagrams.
11 . Site amenities have been coordinated between sheets.
13. A fire hydrant has been added to the site. DCDA is shown on sheet C3. Fire
department connection locations are shown on sheet A1.1 .
Stormwater Enaineer comments
Infeasibility Analysis
1 . As stated in the geotechnical engineering report due to Vashon Lodgement Till
underlying the site infiltration is not feasible. See item 4.3 in report.
2. Site does not infiltrate per geotechnical report and should not be considered for this
site.

Preparation of Storrnwater Site Plan
1. See updated TIR, analysis has been provided.
Preservation of Natural Drainage Systems
1 . Discharges to NE and stays within Edmonds Way drainage basin,
2. Will get an easement if needed.
3. Water is being dispersed within a level flow spreader within property to the east.
There are no other opportunities to have storm water leave this site due to the fact
that it is a land locked parcel.
Offsite Analysis and Mitigation
1. The stormwater code used was the 2017.
Fire Department Comments:
I . Vault has been changed to pipes underground and have been designed to support
the 75.000 lb point load as required.
2. A fire hydrant has been added to the site. DCDA is shown on sheet C3. Fire
department connection locations are shown on sheet Al. 1 .
3. Fire access drive complies with fire department requirements for 20' wide, 13'6"
vertical along with turning radius as shown on sheet Al.l A.
4. Dimensions have been added to sheet Al. I.
5. Landscaping has been designed to minimize obstruction of fire hydrant and entry
drives to insure everything can be seen clearly in an emergency.
