THERMOSTATS
2.9.1.1. OFFICE UNOCCUPIED MODE: WHEN THE THERMOSTAT
INITIATES THE UNOCCUPIED MODE, THE UNIT WILL SHUT DOWN
WITH THE OUTSIDE AIR DAMPERS IN THE CLOSED POSITION.
THE UNIT WILL ASSUME THE UNOCCUPIED HEATING AND
COOLING SET POINTS. IF THE UNOCCUPIED SET POINTS ARE
EXCEEDED, THE FAN WILL COME ON, AND THE UNIT WILL HEAT
OR COOL UNTIL THE SPACE TEMPERATURE IS WITHIN THE
UNOCCUPIED SET POINTS (55-F HEATING, 85-F COOLING ADJ).
2.9.1.2. OFFICE UNOCCUPIED SETBACK TEMPERATURE CONTROL:
DURING UNOCCUPIED HOURS, THE UNIT WILL BE CONTROLLED
BY A STAND-ALONE THERMOSTAT TO MAINTAIN USER -DEFINED
UNOCCUPIED HEATING AND COOLING SET POINTS (55-F
HEATING, 85-F COOLING ADJ). THE FAN WILL CYCLE AS
REQUIRED TO MAINTAIN THE SET POINTS.
2.9.1.3. OCCUPIED OPERATION: WHEN THE UNIT IS CONTROLLED TO
THE OCCUPIED MODE, ALL ROOFTOP UNIT FUNCTIONS WILL BE
ENABLED. THE UNIT WILL OPERATE IN SUPPLY AIR
TEMPERATURE MODE TO SATISFY THE ROOM TEMPERATURE
OCCUPIED SET POINTS (70-F HEATING, 75-F COOLING ADJ). THE
ROOFTOP UNIT WILL DEFAULT TO THIS MODE IN THE EVENT
THAT COMMUNICATION WITH THE THERMOSTAT IS LOST.
2.9.1.4. COOLING/ECONOMIZER: DURING THE OCCUPIED COOLING
MODE OF OPERATION THE ECONOMIZER AND MECHANICAL
COOLING ARE USED TO CONTROL THE SUPPLY AIR
TEMPERATURE. IF THE DRY BULB OF THE OUTSIDE AIR IS LESS
THAN THE RETURN AIR, THE ECONOMIZER WILL BE USED TO
SATISFY THE SUPPLY AIR SET POINT (75-F ADJ). IF MORE
COOLING IS THEN REQUIRED, MECHANICAL COOLING WILL BE
STAGED ON AS NECESSARY. MINIMUM ON/OFF TIMING OF THE
MECHANICAL COOLING WILL PREVENT RAPID CYCLING.
2.9.1.5. AT OUTDOOR AIR CONDITIONS ABOVE THE DRY BULB
CONTROL SETTING, MECHANICAL COOLING ONLY WILL BE USED
AND THE OUTSIDE AIR DAMPERS WILL REMAIN AT MINIMUM
POSITION.
2.2. RESTROOM FANS
(EFR-02, EFR-03, AND EFR-04) ARE CONTROLLED BY THE LIGHTING
OCCUPANCY SENSOR AND TIMER

2.5. OSA INTAKE
THE OPERATION OF THE MOTORIZED DAMPER AT THE OSA INTAKE IS
INTERLOCKED WITH THE OPERATION OF THE SERVICE BAY EXHAUST
FANS. DAMPER IS TO OPEN WHEN FAN IS IN OPERATION AND CLOSED
WHEN EXHAUST FAN IS OFF
2.5.1. INTAKE MOTORIZED DAMPER TO BE INTERLOCKED WITH EXHAUST
FAN.
2.5.2. EXHAUST FAN IS ON INTAKE HOOD DAMPER TO FULLY OPEN
2.5.3. EXHAUST FAN IS OFF INTAKE HOOD DAMPER IS CLOSED
2.6. TECH SUPPORT SUPPLY FAN
(SF-01 AND SF-02) IS CONTROLLED BY A TIMER SET TO THE SHOP
SCHEDULE.
2.6.1 MOTORIZED DAMPER TO BE INTERLOCKED WITH SUPPLY FAN TO
OPEN WHILE FAN IS ON AND TO CLOSE WHILE FAN IS OFF.
2.9.1.6. TIMED OVERRIDE- WHEN THE USER INITIATES A TIMED
OVERRIDE, THE ROOFTOP UNIT WILL RETURN TO ITS NORMAL
OCCUPIED MODE FOR A PERIOD OF TIME AS SPECIFIED AT THE
THERMOSTAT. WHEN THE TIMED OVERRIDE PERIOD HAS
ENDED, THE UNIT WILL AUTOMATICALLY RETURN TO ITS
UNOCCUPIED CYCLE. THE THERMOSTAT WILL MONITOR AND
STORE THE OVERRIDE TIME FOR ALL TIMED OVERRIDE INPUTS
FOR DOCUMENTATION OF AFTER-HOURS OPERATION. THE
THERMOSTAT WILL ALSO RECOGNIZE A TIMED OVERRIDE
FUNCTION.
2.9.1.7. SUPPLY FAN CONTROL- THE SUPPLY FAN WILL OPERATE
CONTINUOUSLY IN A CONSTANT VOLUME MODE DURING THE
OCCUPIED OR TIMED OVERRIDE MODE EXCEPT WHEN
MANUALLY SHUT DOWN.
2.9.2. HEATING MODE:
2.9.2.1. IN OCCUPIED MODE, THE UNIT WILL RUN CONTINUOUSLY TO
MAINTAIN COMFORT CONDITIONS. THE ECONOMIZER WILL BE
AT MINIMUM POSITION, THE RETURN AIR DAMPERS WILL BE
FULLY OPEN, AND THE HEATING COIL WILL PROVIDE HEATING
TO MAINTAIN ROOM AIR SET POINT (70OF HEATING ADJ).
2.9.2.2. IN UNOCCUPIED MODE, THE OUTSIDE AIR DAMPERS WILL BE
CLOSED AND THE RETURN AIR DAMPERS OPEN. THE AC UNIT
CONTROLS THE GAS HEATING COIL TO MAINTAIN UNOCCUPIED
MODE SET POINT UNTIL UNOCCUPIED MODE SET POINT IS
REACHED (55-F HEATING ADJ), THEN HP UNIT WILL BE DE -
ENERGIZED.
2.7. ELECTRIC CABINET HEATERS
2.7.1. RISER ROOM
(ECH-1) HEATER IS CONTROLLED BY FIXED TEMP BULLET SENSORS SET
TO ENERGIZE HEATING AT 45-F (ADJ).
2.7.2. VESTIBULES
(ECH-2 AND ECH-3) HEATERS ARE CONTROLLED BY FIXED TEMP BULLET
SENSORS SET TO ENERGIZE HEATING AT 60-F (ADJ).

3.1. BOILERS (EB-01 AND EB-02) BOILERS TO BE SEQUENCED WITH THE
COGEN HEAT RECOVERY ACTING AS THE PRIMARY HEAT SOURCE AND
THE TWO BOILERS AUTOMATICALLY SEQUENCING, EACH HAVING 7
STAGES, TO STAGE ON AS REQUIRED TO MEET HEATING LOAD.
3.2. EACH ZONE IS CONTROLLED FROM A SPACE TEMPERATURE SENSOR
AND AN EMBEDDED FLOOR (SLAB) SENSOR. WHEN THE OUTSIDE AIR
TEMPERATURE IS LESS THAN 65-F (ADJ) SYSTEM ACTIVATES RADIANT
FLOOR HEATING SYSTEM WHICH IS TO MAINTAIN SLAB TEMPERATURE
AT 80-F (ADJ). IF THE SPACE TEMPERATURE FALLS BELOW SET POINT
70OF OCCUPIED 60OF UNOCCUPIED (ADJ) THEN THE SLAB
TEMPERATURE SET POINT IS INCREASED 20F EVERY 30 MINUTES (ADJ)
TO A MAXIMUM OF 840F (ADJ). WHEN SPACE TEMPERATURE REACHES
SET POINT, SLAB TEMPERATURE IS RESET TO 800F. ON A CALL FOR
ZONE HEATING FROM ZONE SENSORS, THE ASSOCIATED MANIFOLD
ZONE VALVES ARE ENERGIZED TO OPEN AND CIRC PUMP TO RUN, THE
HOT WATER CIRCULATING PUMP PP-01 OR PP-02 IS STARTED AND THE
ELECTRIC BOILER SYSTEM IS ENABLED. THE END SWITCHES IN ZONE
VALVES PROVIDE FEEDBACK INDICATION WHEN A VALVE IS OPEN. THE
BOILER WILL NOT OPERATE WITHOUT FLOW BEING PROVEN BY A FLOW
SWITCH. WHEN THERE IS NO LONGER A NEED FOR HEATING, THE
BOILER AND PUMP ARE STOPPED AND THE ZONE VALVES ARE CLOSED.
SHOULD THE SUPPLY WATER TEMPERATURE AT ANY OF THE
MANIFOLDS EXCEED 11 40F (ADJ), THE BOILER IS DISABLED AND AN
ALARM WILL SOUND. THE PUMP CONTINUES TO RUN AND THE ZONE
VALVES REMAIN OPEN. WHEN THE SUPPLY WATER TEMPERATURE
DROPS TO 950F (ADJ), THE BOILER IS RE -ENABLED.
3.3. SNOW MELT SYSTEM AT RAMPS
3.3.1. SNOW MELT MANIFOLDS ARE TO BE PROGRAMED TO SHUT OFF
WHEN PAVEMENT TEMPERATURE EXCEEDS 50OF AND NO
PRECIPITATION IS FALLING AND THE OUTDOOR AIR TEMPERATURE
EXCEEDS 400F.
NOTE: MANIFOLDS ARE PROVIDED WITH PRESSURE DIFFERENTIAL
BYPASS VALVES, PRESET TO EXCESS WATER WHEN ZONE VALVES
ARE CLOSED. SET UP THESE VALVES IS BY MECHANICAL
CONTRACTOR.
4. PLUMBING
4.1.1. HOTWATER CIRCULATOR PUMP WILL BE INTERLOCKED WITH AN
ADJUSTABLE 2417 WALL MOUNTED TIMER AND SET TO COME ON
ONE HOUR BEFORE (ADJ) OFFICE OCCUPANCY. UPON RECEIVING
AN (ON) SIGNAL FROM TIMER PUMP MOTOR WILL ENERGIZE AND
