Dibble Engineers, Inc. (DEI) has been contracted to review and address the City of Edmonds structural concerns
regarding the project above. DEI has reviewed the proposed remodel/addition and has updated the plans and details
as required (attached). Please see DEI's response below to the City of Edmond's structural comments dated April 4,
2017. The numbering below matches that of the City of Edmonds letter for clarity:
Ci!y of Edmonds Comment #8:
The drawing shown on page 7 appears to be mrion-prescriptive" This drawing will need to be stamped and approved
by the Engineer of Record.
DE1 Response:
DEI has reviewed and revised the Mans as required. Please see the attached foundation/floor framing plan, roof
framing plan, and structural details. AJso attached are structural calculations.
City of Edmonds Comment #9:
The drawing shown indicates 'shear walls per plan", the plans do not indicate shear walls. Please add the indicated
shear walls to the plans. These details will also need to be approved and stamped by the engineer of record.
DEI Response:
DEI has provided a lateral analysis of the entire residence. Shearwalls and required holdowns located in the new
portion of the residence are shown on plan. The remodel/addition increases the base shear of the residence by less
than 10%. Therefore, per IEBC 807.5, no additional retrofits to the existing shearwalls located on the south side of
the residence are required.
City of Edmonds Comment #10:
The plans are missing the details of where the proposed new foundation walls will connect with the existing
foundation. Please add the details to the plans.
DEI Response:
Please see the attached structural details. Section cuts have been added to the plan for clarity.
