Responses to Engineering Comments from Mitch Boyd's correction letter dated May 15, 2017 General: I. A City Engineering Division approval block has been added to all plan sheets 2. The storm and sewer easement to the west of the property has been added to all plant sheets TESC/Demo: i. Detail has been revised to the City Standard 2. Detail has been revised to the City Standard 3. Detail has been revised to the City Standard 4. Tree Protection fencing has been added to the plans 5. Note 3 on sheet C3.o and Soils note i on sheet L-3 have been revised to note: "all disturbed soils will be compost amended per BMP T5.11" 6. The modified language has been incorporated into Note 5A on the small site TESC notes on sheet C1.o Responses to Planning Comments from Jen Machuga's correction letter dated May 18, 2017 1. Setbacks: The shoring wall has been pulled back approx. 3.8" to remain out of the north 3.o'side yard setback. All plans reflect this revision. 2. Existing Dec : There are no changes being made to the existing deck, other than then a new pile supported footing in the same location as the existing footing. Sheet SH2.i has (2) callouts stating that "(E) deck above, no changes to (E) deck." 3. Tree Removal: Please see the attached signed letter, dated May 3.9, 2017, by neighbor Steve & Julie Morris Of 1011 12th Avenue North (property south of project site) granting approval for the existing 14" Thuja plicata tree to be removed. 4. Geotechnical Report: The geotechnical engineer, Jeffrey Laub, has issued a revised letter dated May 25, 2027 that specifically addresses the Edmonds Community Development Code (ECDC) sections mentioned in your comment. (2) copies of that letter are attached to the revised submittal plan set S. Irrigation: Sheet L-4 has been added that outlines the use of a temporary irrigation system to water the revegetation plantings until they are established. The project geotechnical engineer, Jeffrey Laub, has addressed the temporary irrigation system in his revision letter dated May 25, 201.7, stating, "It is also our opinion that the temporary irrigation plan for the proposed plantings, as described in sheets L-3 and L-4, should not adversely impact slope stability. We recommend that the temporary irrigation system be periodically checked for leaks." Irrigation Note 5 on Sheet L-4 addresses the maintenance of the system and for the system to be checked for any leaks or malfunction during routine maintenance visits. 6. Monitoring Program: Sheet L-4 outlines a complete 5 year and beyond monitoring program that specifically addresses all of the requirements outlined in ECDC 23-40-13o D, including 3. year, 3 year and 5 year performance standards. A maintenance plan matrix and accompanying notes has been added to provide detailed instruction on how the site should be maintained during the 5-year monitoring period and beyond. 7. Landscape Bid: A written landscape bid, dated May 24, 2017 has been provide by the Nussbaum Group for all landscape costs including materials and labor. A copy of that bid is being included with this letter. 8. Notice on Title: The owner, Mark Bailey has signed, notarized, and recorded the Notice of Presence of Critical Areas or Critical Areas Buffer on Property with Snohomish County. Acopyof that signed and recorded document is included with this letter. Please let me know if you have any additional questions or comments about the revised submittal plan set.
