Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim! where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
A001:
1. Selected energy credit 3A utilizes a fuel fired appliance. The site plan shows a heat pump
which will not qualify for credit 3A. Please clarify which type of heating appliance and
energy credit to be used, ftirthermore change on the plans.
A100
2. Whole house ventilation is required per M1507.3, it does appear this has been identified on
the plans. Please a whole house ventilation system in accordance with IRC M 1507.3 to the
plans.
3. It appears that local exhaust fans are indicated on the plans, the fans do not indicate
minimum operation rating per IRC M 1507.4. Please add CFM ratings to the plans.
A300
4. Notes on details AA and BB indicate the use of 9 V2" TH floorjoists or 2xlO HF #2 joists.
The engineering provided indicates the use of 2x 12 HF #2 joists. Please clarify and change
on the plans.
S100
5. Detail 4/S 100 indicates the use of 9 1/2" TH floor joists, the provided engineering indicates
the use of 2x12 HF #2 joists. Please clarify which materials are to be used and change on the
plans. Furthermore; the 2x 12 HF #2 joist indicated within the engineering appears to exceed
to maximum bending stress ratio allowed when using 12PSF of "dead load" and 60PSF of
"live load". Please clarify and provide a suitable alternative on the plans.
