mechanical and plumbing included
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatinz where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
Sheet A 2.3:
1. Per IRC R314. 1, Smoke alarms are required in each sleeping room, outside each
sleeping area in the immediate vicinity of the bedrooms, and a minimum of one on each
level of the home. Please add to the plans.
2. Per IRC 315.2. 1, Carbon Monoxide alarms are required and should be installed outside
each sleeping area with a minimum of one alarm per level of the home. Please add to the
plans.
Sheet S-2:
3. The 3.5"x 9.5" PSL beam carrying the floor joists for the dining room appears to exceed
the maximum deflection limits 360/240, per IRC 1604.3 with the anticipated loads. Please
advise and change on the plans.
4. The 4"x8" post indicated on gridline 5 between B and D appears to be undersized for
anticipated loads above. Please advise and change on the plans.
5. Lateral tension ties are required on the proposed decks. Page S4 has details for such
devices.
Indicate on the plans where these tension devices will be installed as well as reference to
the applicable detail.
6. The 6"xl2" P.T. Doug Fir #2 beam, located on line I between B and D appears to be over
spanned for the anticipated load of 12#'s per square foot of "dead load" and 60#'s per square
foot of "live load". Please advise and change on the plans.
Sheet S-3:
6. The footing on line D between lines 4 and 5 appears to be undersized for the anticipated
point loads above. Please advise and change on the plans.
