SW Scope: Construct patio enclosure on existing wood deck. Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: General: 1. The evaluation report provided, references 2009 and 2012 codes. This plan review will be conducted under the 2015 codes including Washington State amendments. Please provide an updated evaluation report to reflect current codes. 2. Section 5.7 of the provided evaluation references page S3 for calculations justifying the additional loading to an existing structure. Page S3 does not appear to have been provided. Please provide page S3 or calculations to justify the additional loading. Sheet 5: 3. The assumed existing single 2"xV P.T joists supporting the exterior walls of the proposed enclosure are overstressed. With the assumed 2PSF "dead load", 25PSF "snow load" from the proposed structure and the IOPSF of "dead load" and 40PSF "live load" exceeds the allowable limits of a single P.T. 2"x8" joist. Please advise and change on the plans to accommodate the applicable loads. Page 2 of 2
