Donna Breske & Associates, LLC is in receipt of the City of Edmonds review comments from
Mitch Boyd dated 5-24-17. The responses to the referenced comments are as follows:
Response to Review Comments fi-om Citv of Edmonds Planning and Deyel2Rment Services:
GENERAL
1. Please note that the project now exceeds Z 000 SF of new impervious surface area. The
project is now subject to minimum requirements 1-5. Please see commentsfrom Robert Edwards
at the end of this letter.
Response: Comments from Robert Edwards have been addressed. See end letter, updates for
new gravel driveway have been included in the revised drainage plans & drainage report
accordingly.
SITE PLAN AND DRAINAGE
5. Per the elevations provided in theplan, the slopefor the 9653'side sewer service is less than
2%. It appears that the sewer cleanout invert elevation may be raised near the proposed
structure. Please revise to maintain a slope of 2%. If needed, provide a sewer backflow
preventer.
Response: Side sewer has been revised to show a maintained slope on at least 2%.
12. Please show the dry utility connections within 206th St SW. Please include the utility cutfor
any ROW road that will be impacted. In addition, provide HMA overlay over the proposed water
service connections.
Response: Dry utility connections within 206th St SW have been shown and a HMA overlay has
been provided over the proposed water service connections.
18. Please show the proposed contours on the grading plan.
Response: All proposed contours have been shown on the grading plan.

19. It appears that the driveway will be sloping directly north per the proposed contours on the
TESCplan. Please provide grading information that shows how runofffrom the driveway will
slope west to the gravel transition zone.
Response: Gravel transition zone to the west has been removed and driveway slopes north to
gravel transition zone and grass lined swale.
20. For the note regarding the city inspector visiting the site to verifyfrontage improvements
meet ADA standards, the wordfrontage is misspelled.
Response: Spelling has been corrected.
21. There is a text conflict with the "new impervious area exhibit".
Response: Text conflict has been corrected.
TESC, SWPPP, NOTES, & DETAILS
3. The comment responsefrom the engineer is understood. Please add "as required" to the end
of the note below. The silt socks will be afield decision.
Response: Note has been added to the TESC sheet.
7. Remove proposed contours and add existing contours to the TESC sheet. Please show the
proposed contours on the grading plan.
Response: Proposed contours have been removed from TESC sheet and existing contours have
been added to the TESC sheet.
8. Ensure access to the existing residence is maintained during construction. Remove clearing
limitsfencing inftont of both driveways and existing home (if applicable).
Response: Access to the existing residence will be maintained during construction.
9. Provide orangefencing around the proposed drywell to prevent soilsfrom compacting.
Response: Orange fencing around the proposed drywell to prevent soil from compacting has
been provided.
DRY UTILITIES
3. Please remove note that states "Meet with PUD to ensure that overheadpower is within
proximity ofproposed structure " as it is confusing. Please show the dry utility connections. All
dry utilities appear to be on the south side of 206th St SW and the gas main appears to be on the
north side of 206th St SWI Please include the utility cuts required to connect the dry utilities.

Minimum Requirement #1 — Preparation of Stormwater Site Plans
Comments:
Show FG contours on sheet I for all grading andflow paths.
Response: Refer to sheet 3 for proposed grading lines.
2. The project has changedfrom minor to Cat I Small based on the increase in impervious surface
from the driveway. The Drainage Report and Drainage Plans must be updated to reflect this.
Response: Drainage report has been updated to reflect that the project has changed
3. The flow path from the drivewayflow uphill at the south end of the driveway.
Response: Flow paths at south end of driveway have been revised to flow downhill.
4. The 15-footflow path at the north end of the driveway is too smallfor 80-feet of driveway.
Response: 15-foot flow path has been revised with an additional grass lined swale.
5. The 50-footflow path from the northwest corner of the building crosses the flow path from the
driveway at approximately 90-degrees. Gradingfor theflow path is not shown.
Response: Grading plan is now shown on sheet 3.
6. Theflowpathfrom the southwest corner of the building is less than 50-feet. Gradingfor theflow
path is not shown.
Response: Flow path is 35-feet long. Refer to Drng Report MR#5 for further information.
7. Drainage Report has not been updated to reflect the changedplans
Response: Drainage report has now been updated to reflect changed plans.
Minimum Requirement #7 — Flow Control
Comments: Flow control by LID
Response: Flow control is not required. Less than 10,000 SF, use LID Elements.
