Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatinz where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
Sheet A 2.0:
1. This project and plans must comply with the 2015 Washington state energy code. In
order to maintain compliance, when adding 500 square feet or more, at a minimum,
prescriptive compliance as well as an additional 1.5 credits selected for table 406.2 of
the Washington state energy code is required. Please add selected credits to the plans.
Sheet S3:
2. It appears the "existing posts to remain" will be supporting significant loads from the
deck and upper roof as shown on A 3.0. Please identify the minimum footing sizes for
these posts on the plans.
Sheet S4:
3. It appears the gravity calculations that correspond with the beam identifiers on the plans
were not included with the engineering provided. Please include the calculations for
review.
4. The minimum embedment depth, epoxy type and diameter of anchor rod are not
specified for the HDU8 hold downs located along the existing Rec room wall. Please
clarify and add to the plans.
5. Please clarify the installation methods of the SDTH 14 hold downs to the existing garage
man door, the wall supporting the exterior stairs and mechanical room wall.
Engineering packet:
6. The design criteria used, references the 2012 IBC. This plan is being submitted under the
2015 codes. Furthermore: the deck live load will be calculated and a minimum of 60PSF
per Washington State amendment of IRC table R301.5. Please update all design criteria
to reflect current codes and standards.
