Below is a list of topics and questions we would like to address at the upcoming pre -application meeting scheduled for July 20,
2017. Additional topics may also be addressed as needed from the associated meeting attendees.
The submitted design proposes to divide the existing building into three retail tenant spaces, each accessible from the
exterior. Fagade improvements are planned at the building's exterior including demolition of a building bumpout on the north
side of the existing structure. This will allow for the proposed drive through and other minor site/parking improvements without
impacting the existing circulation and parking located away from the subject building. See proposed building and site layout on
sheets 2 & 3.
Questions:
1. The existing building use is retail; Please provide confirmation. Will the proposed use of retail and business be
considered a change of use that would require compliance with zoning requirements.
2. Will the proposed construction require frontage improvements along SR-99 or other areas?
3. The design proposes layout changes only to site parking adjacent to the building. Will the non -impacted parking areas
require improvements in landscaping and/or lighting?
4. Will the project be vested under the old strormwater code based on the original design being submitted in 2016?
5. Will proposed fagade improvements require design review?
6. The proposed site layout will improve site circulation, though it will reduce the total number of legal parking spaces by
approximately 7 spaces on the overall site. What, if any mitigations will be required considering the shared use of
parking by other retail shops on the site?
7. What considerations does the City have regarding fire access on the site?
8. The design team anticipates the need for a grease interceptor. What considerations does the City have regarding this?
9. Will photometric testing and/or calculations be required for site lighting?
10. The design team would like to confirm that SEPA will not be required for this scope of work.

11. There is an existing garbage enclosure located East of the subject building. Is the current location and screening
acceptable to the City?
12. Rooftop mechanical equipment may be needed in the design. What requirements does the city have for visual
screening or other considerations?
13. The design team would like to accurately anticipate a construction schedule. Permit submittal is expected to be the last
week in August. What time frames for Agency reviews are anticipated by the City?
