Project Address: 817 Maple Street.
Scope: Replacement of existing deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim! where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review of the submitted building plans, several items were found to be
insufficient or more clarification is needed prior to plan approval.
The 5.5x 12 PT GLB noted on the southern portion of the deck plans, spanning 20' is
overstressed for the anticipated loads. These beams will need to be of a larger size or add
intermediate supports, please take into account of a minimum of 1 OPSF of "dead load"
and 60PSF of "live load" when sizing your framing members.
2. Note " 4x6 PT post suppoted by 8" footing" is not enough desprction for review. Please
clarify how theses footings will be constructed and if they are attached to the existing
structrure. If these posts will be bearing on the homes foundation, both the wall and
footing dimensions will be needed for review.
3. Lateral load connections are required per IRC 507.2.4. Please indicate the locations of
these connections on the plans.
4. The ledger detail shown on page 3 does not indicate size, and spacing of lag screws to be
used. Please indicate on the plans.
