Revision 1 In addition to the correction, change is made to the interior floor layout on main floor, resulting no additional increase of square footages. Proposed window sizes and locations are revised accordingly. 1. Height Calculations: Pursuant to ECDC 21.40.030.13, the average height level is determined by averaging elevations of the downward projections of the four comers of the smallest rectangle which will enclose all of the building, including projections such as bay windows. Chimneys and eaves projecting no more than 30 inches from the exterior wall of the building and uncovered decks may be excluded. On sheet C 1. 1 the north elevation does not include the bump out in the height area calculation. Please bump out the height calculation area and update the height calculations and elevation plans as needed. Correction Response: The rectangle to determine average height level is revised to include projects of the bump out shown on the site plan and updated the height calculations accordingly 2. Critical Areas Determination: A Critical areas determination was completed for the property on June 30, 2017 which indicated that the property is within a Geologically Hazardous Area for erosion and landslide hazards. The proximity of the proposed project area lies within 50 Feet o steep slope and thus will require a geotechnical report. Correction Response: A geotechnical report stamped by a GE is provided to verify the on site condition. And on page 4 "stability evaluation" it states that the proposed addition to the existing house should have no impact on stability of the downhill steep cut bank.
