Project Address: 10 11 Walnut ST.
Scope: Replacement of existing deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim! where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review of the submitted building plans, several items were found to be
insufficient or more clarification is needed prior to plan approval.
1. The 2xlO header noted on the plans is severely overstressed for the anticipated loads.
This header will need to be of a larger size, please take into account of a minimum of
I OPSF of "dead load" and 60PSF of "live load" when sizing your framing members.
2. The minimum height of a residential guardrail is 36" and must not allow the passage of a
4" sphere.
3. The plan indicates hangers at 12" OC. Please indicate joist size and span also.
4. 12xl8 sono tube footings are shown, are these new or existing? Rebar reinforcement will
be required for any new footings.
5. With an indicated post height of approximately 13', lateral post bracing is required.
Please indicate on the plans.
6. Deck ledger attachment details were not provided. Please add the applicable attachment
and flashing details per IRC 507.2.1
7. Lateral load connections are required per IRC 507.2.4. Please indicate the type and
locations of connections to be used on the plans.
Guardrails are required to withstand a minimum concentrated load of 200 pounds per
IRC 301.5. Please indicate the guardrail attachment details on the plans.
MyBuilidngPennit.com is not the only option but has become very popular method
when guiding people through the plan submittal process. They have tip sheets that can be
very useful.
