Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, includint! a
written response in itemized letter format indicatin where the 'clouded' or otherwise
hil!hlil!hted chanj!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
A-3:
Detail 4/A3 indicates a maximum rise of 27' and a minimum tread depth of 3'4". These
dimensions do not comply with section R311.7.5.1 of the 2015 International Residential
Code. Please change the detail to reflect current standards.

2. The 5-Ox 3-0 picture window located above the master bathtub does not appear to be
"Safety Glazed". Please change on the plans.
I With the assumed load of the LVL ridge beam above, the 4x 10 DF beam spanning the
plan right stairwell opening, appears to be overstressed for the intended loads. Please
provide "gravity" calculations for both the LVL ridge and 4x 10 DF beam. Please clarify
and change on the plans.
4. The callout for "Simpson beam hanger" at the covered porch does not provide enough
information for review. Please provide hanger specific call outs on the plans.
5. Detail 2 on page S2.0 appears to show rigid foam insulation under bearing walls. It is
assumed that this foam is not intended to withstand the bearing pressures of the bearing
walls or shear walls above. Please clarify and change the detail.
