Project Address: 9318 215'h ST SW.
Scope: Replacement of existing deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
1. The 2xlO joists noted on the plans are overstressed for the anticipated loads. These joists
will need to be of a larger size, please take into account of a minimum of I OPSF of
"dead load" and 60PSF of "live load" when sizing your framing members.
2. 12xl8 footings are shown, are these new or existing? Rebar reinforcement will be
required for any new footings. Please indicate on the plans.
3. With an indicated post height of approximately 8', lateral post bracing is required. Please
indicate on the plans.
4. Deck ledger attachment details were not provided. Please add the applicable attachment
details per IRC 507.2.1 to the plans.
5. Lateral load connections are required per IRC 507.2.4. Please indicate the type and
locations of connections to be used on the plans.
6. Guardrails are required to withstand a minimum concentrated load of 200 pounds per
IRC 301.5. Posts attached to the rim with lag bolts do not meet minimum requirements.
Please indicate the guardrail attachment details on the plans.
MyBuilidngPennit.com is not the only option but has become very popular method
when guiding people through the plan submittal process. Referencing the tip sheets that
can be very useful.
