Scope: Construct New Accessory Structure Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatin where the 'clouded' or otherwise hil!hlil!hted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: A 1.1: IRC R303.9 requires this space to be heated when the winter design temperature is less than 60 degrees. This permanent heating system must maintain a 68 degree temperature at 3' feet above the floor and 2' from exterior walls. The source of heating can be electric if desired, per WSEC R403.7. 1. Any space using electric zonal heating as the primary heating source shall install an inverter -driven ductless heat pump in the largest zone of the heated space. If your system requirements are 2 KW or less the preceding does not apply. Please indicate on the plans what type of heating system will be used as well as their location. If a heat pump with an exterior compressor is used please indicate the compressor location on the site plan too. 2. The plans meet the prescriptive requirements of the WSEC. Per WSEC R406.2 any dwelling unit less than 1500 square feet requires an additional 1.5 energy credits to be selected. Please indicate on the plans the type and location of these credits to be used.
