Scope: Sunroom demo / rebuild Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatin2 where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: Attachment A: There is a discrepancy between the plans and plan notes. The plans show a 6x12 PSL header, the notes spec out a 6x 12 treated beam. Assuming that a 6x 12 Hem -fir # 2 PT beam was to be used, it appears to be over spanned for the intended loads. If a PSL beam is desired, please specify the appropriate size as a 6x 12 is not readily available. The closest factory size would be 5.25"x 9.5", this size may affect your beam hanger selection. Please clarify and change on the plans. 2. Please specify on the plans, the diameter as well as the length of "Timberlok" fasteners to be used. The diameter is necessary to verify loading capacity. 3. If this space is truly used as a "sunroom". Please identify on the plans that room is "thermally isolated" from the "conditioned space". If this room is intended to be open to the homes "conditioned" space and or will be heated, the space will need to meet the prescriptive requirements of R-30 in the ceiling and R-21 in the walls and the new windows will be required to have a U value of .30 or less.
