Project Address: 15524 72 nd AVE W
Scope: Deck replacement.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatin where the 'clouded' or otherwise
hil!hlil!hted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
General:
The proposed 4x8 PT beams supporting the floor joists are over spanned for the
anticipated loads. Please take in to account a minimum of I OPSF of "dead load" and
60 PSF of "live load" when sizing your framing members. Please address and change
on the plans
2. The 2x8 PT joists 12" OC are over spanned for the anticipated loads. Please take into
account a minimum of I OPSF "dead load" and 60PSF "live load" when sizing your
framing members. Please address and change on the plans.
3. The proposed 1/2"x5" lag bolts 24" OC used as the ledger connection will not be
sufficient for the anticipated loads. The maximum spacing would be a staggered 12"
OC spacing when utilizing a 1/2"galvanized lag bolt. Please change on the plans.
4. The isolated footings are indicated at 6" in depth, the footing must be a minimum of
10" in thickness and located at 18" below grade to comply with frost depth
requirements. Please change on the plans.
5. Lateral load connections are required per R507.2.4. These tension devices are
required to be installed within 24" of each end of the deck and shall have a capacity
of not less than 1500#'s. A minimum of four lateral connections are required. Please
indicate on the plans.
MyBuilidngPermit.com is not the only option but has become very popular method
when guiding people through the plan submittal process. They have tip sheets that can be
very useful.
