Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatin2 where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review of the submitted building plans, several items were found to be
insufficient or more clarification is needed prior to plan approval.
General:
1. The architectural plans were submitted on 11"xl7" paper in a 1/8" scale. The City of Edmonds
requires 1/4" scale or larger. Please provide plans that 1/4" =1' or larger.
2. R3015.3, Carbon Monoxide detectors are required to be installed and interconnected outside
each sleeping area and each level of the home. Please indicate on the plans.
3. Local exhaust shall be provided in each kitchen, bathroom, water closet, laundry room, spa, and
any other room where water vapor or cooking odors are produced. It appears that some of the
required exhaust fans are indicated. Please indicate on the plans the location and CFM rating of
required local exhaust fans in compliance with 2015 IRC RI 507.4
4. Please indicate locations of bathroom fixtures on the plans. This is required for review of any
glazing located in hazardous locations.
5. It appears that the window sizes have been identified on the plans. More information is needed.
Please identify the size, style of operation, if its intended to be used as an emergency egress, or if
located in a hazardous location with R308 indicate as being " safety glazed" , and U value of
proposed windows and doors on the plans on the plans.
6. Please provide stair details, including the rise and run, handrail locations and height, guardrail
details including height, and picket spacing on the plans
7. Please number all pages of the plans for reference.
This plan review has not been completed, additional comments may be generated upon review of the
resubmitted documents.
