Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: General: 1. Structural calculations from Todd Perbix SE for the SFR were provided with the submittal. Any plans and or details designed by the Engineer of Record must be reviewed for compliance and stamped as so. Please provide two sets of plans reviewed and stamped by a licensed Washington State Engineer. ALO: A2. 1: S 1. 1: S 1. 2: 2. Item 4 of the Plumbing/ Mechanical notes indicated a maximum sone rating of 1.5. The 2015 IRC requires a whole house fan to have a maximum sone rating of 1.0 when installed within 4' or less from the interior fan grille. Please change the rating on the plans. 3. Item 3 of the site condition notes indicates all metal in contact with P.T. lumber to be hot dipped galvanized or stainless steel, per IRC 319.3. The verbiage is correct but the code section is not. Please update the code reference to the current 2015 IRC as section 317.3.1. 4. The plans indicate a "fire rated glass door/wall assembly by TGP" to separate the garage from the rest of the home, this is not enough information to review. Please add the type of glass, fire rating and if this door has a self -closing device to the plans. 5. It appears that composite steel beams are being specified as the load carrying members for the lower garage roof. It is my understanding that composite steel beams need studs as a"shear connector". Please add the stud details and note for steel type on the plans. 6. There are two detail bugs located behind the upper garage without a page reference. Please add the page number to the details bugs. 7. It does not appear that the header for the upper garage door was identified on the plans. Please add detail(s) to the plans. 8. The 3 V2"x 16" PSL beam spanning the opening between the kitchen and living room appears to be over spanned for the intended loads. Please clarify and change on the plans.
