Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatim! where the 'clouded' or otherwise highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. 1. (COMPLETED)Gravity loading conditions could not be verified on the existing home. Please provide a detail of existing floor framing, including joist size, material, spacing, and back span of cantilever. 2. (COMPLETED) R 507.2.1, a minimum of a 2x8 ledger is required. Please change on the plans. 3. (COMPLETED)New footings are proposed. A minimum of 2 #4 bars are required in each direction. Please indicate on the plans. 4. (COMPLETED) Lateral load connections are required per IRC 507.2.4. A minimum of 2 connections with a 1500# capacity with 24" of each end the deck are required. Please indicate the type and locations of connections to be used on the plans. 5. (COMPLETED) The proposed 4xlO PT beams are overstressed for the anticipated loads. Please take a minimum of I OPSF of "dead load" and 60 P SF of "live load" when sizing your framing members. Please upsize the beam or decrease the span on the plans. 6. (COMPLETED) The proposed 2x6 PT joists are overstressed for the anticipated loads. Please take a minimum of 1OPSF of "dead load" and 60 PSF of "live load" when sizing your framing members. Please upsize the joist or decrease the span on the plans. 7. After review of the existing framing of the home, it has been discovered that the floor joists will be overstressed when adding the proposed deck. Please submit a plan that will lessen the impact of the intended loads on the cantilevered portion of the existing home. Please let me know if I can be of any further assistance.
