Project Address: 7409 242 nd PL SW
Scope: Replacement of existing deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review of the submitted building plans, several items were found to be
insufficient or more clarification is needed prior to plan approval.
1. The 2x6 beams, noted on the plans are severely overstressed for the anticipated loads.
This beam will need to be of a larger size, please take into account of a minimum of
l0PSF of "dead load" and 60PSF of "live load" when sizing your framing members.
Mybuildingpermit.com was provided. Please indicate on the provided tip sheet which
options and or methods are intended as a path to compliance.
2. The 4x4 joists, noted on the plans are severely overstressed for the anticipated loads.
This beam will need to be of a larger size, please take into account of a minimum of
I OPSF of "dead load" and 60PSF of "live load" when sizing your framing members.

options and or methods are intended as a path to compliance.
3. Construction details of how the lower deck will be supporting the upper deck are not
shown. Please provide framing member size, spacing and connection details of how the
lower deck will support the upper deck on the plans.
4. The proposed 10" x I 0"x8"concrete pier supported by a 12" cement footing does not
indicate footing depth or reinforcement. A minimum of 2 #4 Rebar reinforcement each
way will be required for any new footings the bottom of the footing must be located a
minimum of 18" below finished grade. Furthermore; footing placed 4' on center must be
a minimum of 14" x 14". Please indicate on the plans.
5. Deck ledger attachment details were not provided. Joist hangers attached directly to the
house are prohibited. Please add the applicable attachment and flashing details per IRC
507.2.1 the 2015 deck tip sheet from Mybuildingpermit.com was provided. Please
indicate on the provided tip which options and or methods are intended as a path to
compliance.
6. Lateral load connections are required per IRC 507.2.4. Please indicate the type and
locations of connections to be used on the plans. Mybuildingpermit.corn was provided.
