During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatin2 where the (clouded' or otherwise hi2hli2hted chani!es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. During the cursory review of the submitted building plans, several items were found to be insufficient or more clarification is needed prior to plan approval. General: 1. The minimum depth of the proposed continuous footing is required to 18" below grade. Please indicate on the plans. 2. The lumber species and grade are not shown for the roof framing and support beam. This is required to determine the adequacy of the proposed framing. Please add to the plans. 3. A ledger is required to attach the rafters to the existing structure and appears to be indicated on the plans. Please indicate the size and species of the ledger as well as attachment type and spacing. 4. 15# felt is indicated as the roofing underlayment. When the roof pitch is less than a 4:12, double layers of underlayment are required. Please indicate on the plans. This plan review has not been completed, additional comments may be generated upon review of the resubmitted documents. Please let me know if I can be of any additional assistance.
