Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review of the submitted building plans, several items were found to be insufficient
or more clarification is needed prior to plan approval.
General:
1. A scale is not indicated on page A3.0. Please add a scale to the plan sheet.
2. Construction details or references to the S sheets are not indicated on pages A3.0 or A4.0. Please
add details or references to the plans.
3. Energy compliance information does not appear to be indicated on the plans. This SFR, requires
compliance in accordance with the 2015 Washington State Energy code as well as an additional
credits from table R406.2. Please add this information to the plans.
4. Page A4.0 does not reference any information regarding to section 302, 308, 310, 311, 314, or
315 of the 2015 International Residential Code. Please add applicable information to the plans.
5. Page A4.0 appears to have window call outs but a window schedule does not appear to have
been provided. Please provide a window schedule that identifies the size, operation, U value and
if it is to be safety glazed.
6. Page 4.0 appears to have door call outs but a door schedule does not appear to have been
provided. Please provide a door schedule that identifies size and type.
7. The kitchen exhaust fan does not appear to have been identified on page A4.0 of the plans.
Please indicate location and CFM rating on the plans.
8. Page A4.0 indicates a living area of 1792 square feet. Please clarify how a living area of 1792
SQ FT was calculated, is the garage intended to be conditioned living space?
This plan review has not been completed, additional comments may be generated upon review of the
resubmitted documents.
