Scope: Master Bedroom and Garage Addition
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. Additions with more than 500 square feet of "conditioned" floor space require "whole
house ventilation". The proposed whole house ventilation must comply with section
M 1507.3 of the 2015 IRC. If you intend to install a new or utilize an existing fan, please
indicate the location and CFM rating on the plans.
2. Pages A2 and A4 appear to have details designed by the Engineer of Record. Any work
that has been designed the EOR must be reviewed for compliance and stamped as so.
Please have the EOR review and stamp all the pages that have designs or details
prepared by them.

3. Additions greater than 500 but less than 1500 of conditioned floor space are required to
add an additional 1.5 credits from table 406.2 of the Washington State Energy code.
Please select an additional 1.5 credits from table 406.2 and indicate on the plans.
4. Impact protection is required for the appliances located in the garage. Please add to the
plans.
5. The deck framing in detail I-A4 indicates a 2x8 rim and 2xlO joists, is this the intended
construction? Please clarify.
6. Local exhaust fans are indicated for the new bathroom and range hood. Please indicate
the CFM rating in compliance with M 15 07.4
