During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be
found on the plans, and submit revised plans/documents to a permit coordinator in the Development
Services Department.
Sheet A-1.0
1. Under the Statistics section, please clarify the Area Under This Permit to include only the
Exterior Garden Merch and Exterior Garden Storage, so as to cleary identify the proposed
work area.
2. Please adjust the area shown for the Exterior Garden Merch from 2774sf to 2676sf to reflect
the dimensions given for this space of 36'-8" x 73'.
a. Adjust the resulting occupant load of the Exterior Garden Merch space to 45.
b. Adjust the occupant load of the Storage space by rounding up to 3 instead of rounding
down.

3. On the Partial Building Plan, adjust the area shown for the Exterior Garden Merch from
2774sf to 2676sf to reflect the dimensions given for this space of 36'-8" x 73'.
a. Adjust the resulting occupant load of the Exterior Garden Merch space to 45.
b. Adjust the occupant load of the Storage space by rounding up to 3 instead of rounding
down.
4. Show the wattage for the new light fixtures on the plans, and add notes to indicate that the
lighting controls will comply with WSEC C405. I - C405.2.8.
5. The width of the 3' swinging exit gate appears to be inadequate to accommodate egress for
the cumulative total of occupants from the Exterior Garden area (48) combined with the
occupants served by the south door from the main store (which is one half of the occupant
load of the main floor, including mezzanine, or 1/2times 373 = 187.) Provide a minimum
egress width of 0.2 inches per occupant, which is 47 inches, at this door location. IBC

6. It appears that the structural design may have utilized a reduction of the roof snow load under
ASCE provisions; however, the City of Edmonds does not allow the roof snow load to be
reduced. Either provide written clarification from the Nexus Engineer that the reduction has
not been taken, or adjust the calculations and design accordingly to represent the full 25psf
minimum roof snow load.
7. Provide assurance from the Nexus Engineer that the structural roof design allows for the
gravity loading of the fire sprinkler system.
8. Provide structural calculations or approved technical data to show how the polycarbonate roof
panels meet the structural requirements of IBC 2606.5

9. As per IBC 2609.4, the aggregate area of plastic roof panels is limited to 60% of the floor area
of the room or space the shelter is within. See Table 2609.4. It appears that the structure as
shown exceeds the 60% maximum, when comparing the area of the panels (2160sf) to the
area of the space (2676sf). Please revise the plans as needed.
10. Provide product specifications for the the roof panels to show compliance with the ASTM and
UL testing standards as required in IBC 2606.4.
General
11. Provide a racking and furnishings layout for the outdoor space, including height of the
racking. Provide details for anchorage of the racking on the plans. Racking between 5'-9" and
8' tall are required to be anchored to the floor, while racking higher than 8' must be anchored
with a design by a Washington state licensed engineer.
12. Show the checkout configuration on the plans, including dimensions and details for accessible
checkout aisles complying with IBC 1109.12.2.
13. Special inspections have been identified during this review, according to IBC 1704. Please
obtain signatures and return the attached special inspection agreement form. This may be done
any time prior to permit issuance.
