Project Address: 1006 Olympic Ave.
Scope: Replacement of existing deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim! where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
I . The pressure treated #2 HF 4x 10 beam supporting the new deck structure indicated on
page 3 is overstressed for the intended loading conditions. The indicated design factors
of 10 PSF of "dead load" and 40PSF of "live load" do not meet the minimum
requirements of the Washington state amended values of table R301.5. When sizing your
framing members a minimum of I OPSF of "dead load" and 60PSF of "live load" is
required. Please decrease the span or upsize the beam on the plans.
2. Please update the design properties indicated on page 10 to reflect the values mentioned
in comment 1.
3. Lateral load connections are required per IRC 507.2.4. A minimum of 2 connections
with a 1500# capacity within 24" of each end the deck or 4 connections with a minimum
of a 750# capacity are required. Please indicate on the plans.
4. Are the 18"x I 8"x 18" footings indicated on plans new or existing? New footings would
require reinforcement. Please indicate a minimum of 2 #4 rebar oriented each way on the
plans for new footings.
