Scope: Rear deck addition
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. Lateral load connections are required per IRC 507.2.4. A minimum of 2 connections
with a 1500# capacity within 24" of each end the deck or 4 connections with a minimum
of a 750# capacity are required. Please indicate on the plans.
2. It appears concrete pavers will be used as the walking surface of the proposed deck. The
size and weight per square foot of the pavers was not identified. A structural review
cannot be completed without this information. Please add the weight per square foot of
the pavers to the plans.
3. It appears that TH's are intended as the joists, the manufacturer and series of the TJI's
were not identified. Please add the series and manufacturer of the joists to the plans.
4. Detail C, indicates the details of the new ledger installation. This ledger is required to
have a protective flashing to prevent water intrusion. Please add the flashing detail to the
plans.
5. Detail C indicates the use of a LU28 joist hanger. LU joist hangers are intended for solid
sawn lumber, not TJI's. Please update the plans with an approved hanger.
