Scope: Addition of SFR
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatinz where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
Washington State Energy Code requires all residential project to comply with the
prescriptive requirements of table R402. 1. 1, as well as an additional .5 energy credits
from table R406.2. Please indicate the applicable insulation values and energy credit on
the plans.

2. It appears that the existing retaining wall is in close proximity to the proposed addition.
Please have a Washington state licensed Geotechnical Engineer confirm that the
proposed addition will not adversely impact the retaining wall and provide
documentation
3. The proposed deck ledger is indicated as a 2x6. The minimum of a 2x8 deck ledger is
required per IRC 507.2. 1. Furthermore; it does not appear the attachment details have
been specified. Please change the deck ledger size and add the type, size and spacing of
fastener to the plans.
4. Lateral load connections for the deck are required per IRC 507.2.4. A minimum of 2
connections with a 1500# capacity within 24" of each end the deck or 4 connections with
a minimum of a 750# capacity are required. Please indicate on the plans.
5. It does not appear that a stair, guardrail, or landing detail for the deck are included on the
plans. Please add the applicable details to the plans.
6. It does not appear that there is an isolated pier detail for the deck included on the plans.
Please add the footing detail to the plans.
7. It does not appear that a crawlspace access has been provided for the new addition.
Please indicate on the plans the size and location of the crawlspace access.
8. It appears with the proposed construction and loading conditions, the strip footing that
will support the new 4A king posts is undersized. Please clarify and change on the
plans.
9. It appears that "2x6 beams" are intended to support the deck joists. Is this a single or
multiple 2x6? Please clarify and change on the plans.
