Project Address: 17134 Talbot RD.
Scope: Rear deck addition and replacement
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatinz where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. It appears that there are details on page 2 to guide plan review and construction. Page
one does not have any indicators of where the details are to be referenced or applied.
Please add the references to page one of the plans.
2. Lateral load connections are required per IRC 507.2.4. A minimum of 2 connections
with a 1500# capacity within 24" of each end the deck or 4 connections with a minimum
of a 750# capacity are required. Please indicate intended locations and reference to the
detail on page 2 on the plans.
3. Rebar reinforcement is required for the new isolated piers. Please indicated the type,
orientation and quantity of reinforcement on the plans.
4. The plans do not appear to reference any details regarding stair construction. Please add
stair construction details including rise, run and how they will be constructed on the
plans.
5. The ledger connection attachment details are not indicated on the plans. Please indicate
type, diameter and spacing of connector to be used on the plans.
6. The proposed 4x8 P.T. beam spanning 6 feet between isolated piers is over spanned for
the intended loads. Please decrease the span or upsize the beam on the plans.
