General: Increase text size to 1/8" so that plans are clearly legible. Applicant response: Text has been increased. Resolved. 2. General: Provide water heater installation detail. Applicant response: Located on P12.00. Per UPC 507.5 indicate how the drainage pans located beneath the water heaters are drained to an approved location; either a floor drain, hub drain or to the outside — draining to the garage floor is not acceptable. Please indicate this on the plumbing plans. 3. General: Provide building backflow preventer installation detail. Applicant response: Located on P1 2. 00 Resolved. 4. General: Provide firestop detail for water closet installation. Applicant response: Firestop detail located on P1 2. 00 water closet flanges will be installed in fire rated PT cans i.e. Hilti or Hold Rite. Resolved. Sheet PO.00, Gas Piping: Indicate longest length used as the basis for gas pipe sizing-, indicate gas piping material. Provide gas piping riser diagram. Applicant response: Located on pgs. P9.00 and P13.00. Resolved. 6. Sheet P1.00: Provide a schedule including pump data, for the groundwater/storm vault. If this is scheduled elsewhere in the plan set, provide a sheet reference. Applicant response: Pump data will be provided once pumps have been chosen by building owner. Pump selections for the basis of design is required to be included with permit documents; coordinate with building owner as required. 7. Sheet P2.00: Vents have been omitted from the garage drains connected to oil/water waste line connected to the sand & oil/water interceptor. In accordance with UPC 902.1, vents are permitted to be omitted from the drains connected to the oil/water interceptor where the drains are provided with a settling tank. Provide a schedule for the garage drains indicating a catch basin or other form of settling tank. Applicant response: Schedule located on PO.01, vent has been added to the catch basin per code. Vent can be viewed on P2.00. The garage drains are required to include a settling tank (perhaps more commonly known as a catch basin). Page 275 of the UPC Illustrated Manual is attached to illustrate what is required. A schedule for the garage drains is required to include make and model number so that the inclusion of the settling tank/catch basin can be verified. 8. Sheet P2.00, The sand & oil/water interceptor has not been provided with vents as required by UPC 1017.1. The separation or vapor compartment shall be independently vented to the outer air. Where two (2) or more separation or vapor compartments are used, each shall be vented to the outer air. Additionally, the interceptor shall be vented on the sewer side and shall not connect to a flammable vapor vent. All provisions of UPC 1017.0 shall be strictly adhered to. Provide sand & oil water inceptor installation detail. Applicant response: Vent has been added and installed see P2. 00 and P3. 00 for overhead installation. Typical installation detail has been added on P12.01. The sand & oil/water separator detailed in the plans do not meet the City of Edmonds Engineering Division standards for separators. While the sizing of the separator capacity is the responsibility of the Engineer, the minimum separator size required for this project is 100 gallons. Please note that these standards are new and are different that they would have been for Phase 1 of the project. A copy of the standards is attached for review. Please include the sizing calculation on the plans along with the correct oil/water separator installation detail. 9. Sheet P2.00: The plans indicate that the sand & oil/water separator has a 2" pump line to overhead plumbing. On sheet P3.0, there appears to be another pump line connected to the sand & oil/water separator (20 GPM). Please clarify the installation. Applicant response: The 2" pump lines have been separated and drawn to the appropriate sewer or storm lines. These were installed per 710.3 (1) 20 GPM minimum. Both interceptors have been determined to receive less than 5-10 GPM. See related comments above.
