Scope: Deck replacement
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in red italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. Corrected Lateral load connections are required per IRC 507.2.4. A minimum of 2
connections with a 1500# capacity within 24" of each end the deck or 4 connections with
a minimum of a 750# capacity are required. Please indicate on the plans.
2. The 4x 10 PT beams, assumed to be HF#2, proposed on the plans are severely
overstressed for the anticipated loads. This beam will need to be of a larger size or
decrease the span, please take into account of a minimum of I OPSF of "dead load" and
60PSF of "live load" when sizing your framing members. Furthermore; per the
requirements of the NDS, wet service and incising factors also apply. Please clarify and
change on the plans. Upon review of the revised calculations the upsized 4x-12 PTDF#2
beam, it appears a tributary load of 4.5feet was used. An additional I foot to include the
cantilevered overhang shall be included too. Please revise the calculations and clarify
beam size. Generally, locally sourcedpressure treated materials are HEM -FIR, DOUG
FIR may not be readily available or cost effective. Please confirm the use ofPressure
Treated Douglas -Fir #2 beams, substitution ofHEM-FIR will not be allowed at the time
of construction without prior approval and engineering. For comparisons sake, I have
also included my beam calculations.

riser requirements. Please add the stair riser requirements per IRC R311.7.5.1 to the
plans.
5. Corrected A graspable handrail per IRC R311.7.8 is also required. Please add the
handrail to the plans.
