During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in red italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: 1. The conversion of the carport to an enclosed garage requires fire separation per IRC 302.6. Please indicate a minimum of 1/2' gypsum wallboard on the garage side of the common walls between the proposed garage and living areas of the home. 2. Opening protection between the proposed garage and habitable spaces is required per IRC 3 02.5. 1. Please indicate on the plans a minimum of a 13/8" thick solid or honeycomb core steel door or 20 minute rated fire door equipped with weather-stripping and a self -closing device. 3. Carbon Monoxide alarms are required to be installed outside each sleeping area in the immediate vicinity of the bedrooms and each level of the home per IRC 315.2.2 and do not appear to have been indicated on the plans. Please indicate the locations of the CO detectors to be installed. 4. Emergency escape and rescue openings are required in basements and every sleeping room. Please indicate on the plans which windows are being replaced, size of windows, sill height, U value, and operational style of the window on the plans. 5. Local exhaust shall be provided in each kitchen, bathroom, toilet room, and laundry room. Please indicate on the plans, the location and cfm rating of local exhaust fans within renovated areas. 6. The proposed garage does not appear to have been designed for the assumed wind and seismic forces. Please provide an engineered design prepared by Washington State licensed Engineer or provide a design in accordance with chapter 6 of the 2015 International Residential code.
