Scope: New SFR on existing foundation
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
General:
1. RIECONCILED Structural and lateral calculations from Chris Covington P.E. were
provided with the submittal. Any plans and or details designed by the Engineer of
Record that have been applied to the plans by other than the E.O.R. must be reviewed for
compliance and stamped as so. Please provide two sets of plans reviewed and approved
by the E.O.R.

2. RECONCILED The prescriptive energy code compliance worksheet has been included
with the submittal but the information is required to be on the plans. Please indicate the
elected credits and associated appliances on the plans.
3. RECONCILED 2015 IRC section 308 requires glazing located in hazardous location to
be "safety glazed". Please identify the required glazing locations on the plans.
4. RECONCILED 2015 IRC section 310 requires at least one emergency escape and
rescue opening for basements, habitable attics, and every sleeping room. Please indicate
on the plans, the location, size, and operation of each required opening per IRC 3 10.
5. RECONCILED 2015 IRC section 314 requires smoke alarms to be installed in each
sleeping room, outside each sleeping area, on each individual story of the dwelling,
including basements and habitable attics. Please indicate the locations of the
interconnected smoke alarms on the plans.
6. RECONCILED 2015 IRC section 315 requires an approved carbon monoxide alarm to
be installed outside each sleeping area in the immediate vicinity of the bedrooms and
each level of the dwelling. Please indicate the location of the CO alarms on the plans.
7. RECONCILED 2015 IRC section 1507 requires the installation of local exhaust in each
kitchen, bathroom, laundry room, water closet, laundry room, or any other room where
water vapor or cooking odor is produced. Furthermore; Whole house ventilation is also
required in accordance with section 1507.3. Please indicate the location and CFM rating
of each local exhaust and whole house ventilation on the plans.
8. RECONCILED The plans indicate a number within a triangle at several locations along
the perimeter walls. Is this identifier being used to indicted shear wall designation?
Please clarify and add directives to the plans.
9. With shear wall I being indicated on the back wall of the garage and the man door
perforating that wall. Will additional STHD I ORJ hold downs or force transfer around the
opening be required? Please clarify.
10. There are several locations where an H is indicated. It is understood that the H refers you
to the structural pages but does not direct you to which page for a specific detail. Please
add the proper directive to the plans.
11. The 6x6 DF #I post supporting RB 5 appears to conflict with the garage man door and
does not appear to line up with the identified isolated pier below. Please clarify and
change on the plans if necessary.

12. The directive callout at the front of the garage indicates "see 3/S-7.0". Detail 3 on S7.0 is
for the living room moment frame. Please clarify and change on the plans.
13. The isolated piers shown on the plans which appear to support the moment from for the
kitchen are of equal size unlike the rest of the piers on the plans. Furthermore; the pier to
exterior comer of the foundation has not been identified for size. Please clarify and
change on the plans.
14. The beam supporting the roof joist which spans over the " en suite" does not appear to
be labeled for size or have supporting calculations. Please clarify and change on the
plans.
15. It is unclear how the 5 1/2"x 12" GLB (RI35) will be supported at the end intersecting
with the 6x 10 DF #1 beam. Please clarify and add any hardware or supporting identifiers
to the plans if necessary.
16. There is a note on the plans that indicates that the 2x12 DF ledger will be fastened to the
upper wall and mid height ceiling rafters hung off @ 24" OC typ. The fastener type and
spacing does not appear to be identified on the plans. Please clarify and information to
the plans if necessary.
