Scope: Roof Renovation Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in red italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. A1.3: Sl.l: The plan shows a new "pony wall" to be added at the front and rear of the home. The plans do not include a detail on how these walls will be attached. Please include a detail that shows the attachment type, size and spacing and how the new wall will affect the homes current lateral bracing. Furthermore; please indicate how the wall will be prevented from failure at the new / existing plate connection, generally continuous stud's from the existing bottom plate to the top plate of the new studs is the most common. Please add this information to the plans. 2. The 2x 12 #2 DF rafters spanning from the exterior to the 5 1/8"x 15 GLB are over spanned for the intended loads. Please decrease the span, spacing, or upsize the rafters on the plans. 3. It is assumed that the new 4x12 header is a Doug Fir #2. Using the assumed information the beam is over spanned for the intended loads. Please upsize the beam, or decrease the span.
